Is it free to search and message landlords?

Yes. Searching, saving rooms and messaging landlords through Rooms.net is completely free for tenants. You will never be charged to find a room.

How do I arrange a viewing?

Message the landlord through the listing to ask questions and agree a time. Keeping the conversation on Rooms.net means there is always a record of what was agreed.

Should I ever pay before viewing a room?

No. Never send a deposit, holding fee or any other payment for a room you have not seen in person. Every honest landlord will let you view first. See our renting safely guide.

How much deposit can I be asked for?

A tenancy deposit is capped at five weeks' rent where the annual rent is under £50,000, and a holding deposit at one week's rent. Your deposit should be protected in a government-approved scheme.

What are saved searches?

Save the criteria you care about — area, price, room type — and we will let you know when new rooms that match come on the market, so you do not have to keep checking.

How much does it cost to list a room?

Your first standard listing is free. Optional paid features let you feature a room so it reaches more tenants faster. See our pricing page.

How long does a listing stay live?

A standard listing stays live until you mark the room as let or take it down. You can toggle a room between active and draft at any time from your dashboard.

Can I manage several properties in one account?

Yes. Your landlord dashboard handles a whole portfolio of properties and rooms, along with the enquiries, applications and viewings for each.

What are my legal responsibilities?

You must provide a safe, well-maintained property with a valid gas safety certificate and EPC, protect deposits correctly, and follow the rules on right-to-rent checks and fees. See our legal requirements summary.
