Writing a listing that attracts good tenants

• Photos matter most. Bright, tidy photos of the room and the shared spaces get far more enquiries. Use natural light and show the whole room.
• Be specific. State the rent, what bills are included, the room size, the available date and the length of tenancy you are offering.
• Describe the household. Tenants want to know who they will be living with — ages, working or studying, and the general vibe of the house.
• Set the right price. Look at comparable rooms in the area. A fair price with clear terms lets faster than an optimistic one.

Choosing the right tenant

Reply promptly to enquiries, arrange viewings, and meet applicants in person. Trust your judgement about who will fit the household, but keep the process fair and lawful — you must not discriminate on protected characteristics such as race, religion, sex, disability or family status. Complete right-to-rent checks before the tenancy begins.

Getting the paperwork right

• Use a written tenancy agreement that sets out rent, deposit, term and notice.
• Protect any deposit in a government-approved scheme within 30 days and give the tenant the prescribed information.
• Provide a valid gas safety certificate, EPC and, where required, an electrical safety report.
• Remember you cannot charge banned fees such as referencing or admin charges.
