Terms of Service

These are the terms you agree to by using Rooms.net. They set out what we do, what we expect of you, and what happens when something goes wrong.

1. Who you are dealing with

Rooms.net is operated by Netavo Global Data Services Ltd, a company registered in the United Kingdom. "We" and "us" mean that company. "You" means whoever is using the site or the apps.

By creating an account or using Rooms.net you accept these terms. If you do not accept them, please do not use the service.

2. Who can use Rooms.net

You must be at least 18. You must give accurate information when you register and keep it up to date. You are responsible for what happens under your account, so keep your password or passkey to yourself, and tell us promptly if you think someone else has got into it.

One person, one account. Do not create an account on someone else's behalf without their knowledge, and do not use a false identity.

3. What Rooms.net is — and is not

We are a place where people advertising rooms and people looking for rooms can find each other and talk. That is the whole of it.

  • We are not a letting agent. We do not act for either side, we do not conduct viewings, and we do not manage tenancies.
  • We are not a party to any agreement you reach. Any tenancy, licence or lodging arrangement is between you and the other person.
  • We do not vet listings or users. We remove things when they are reported and found to breach these terms, but we do not check every advert, and a listing appearing here is not our endorsement of it.

Always view a room in person before you pay anything. Never transfer a deposit, a holding fee or rent to someone you have not met, for a property you have not seen. Anyone pressing you to do so is very probably defrauding you — please read our safety advice and report them to us.

4. If you are advertising a room

You are responsible for your listing being accurate and lawful. In particular you confirm that:

  • You are entitled to let the room — you own it, or your landlord or mortgage lender permits you to sublet.
  • The rent, availability, deposit and what is included are stated accurately, and the photographs are of the actual room.
  • You will meet your legal obligations as a landlord. Depending on the arrangement those may include gas safety checks, an electrical installation condition report, an energy performance certificate, smoke and carbon monoxide alarms, protecting a deposit in an approved scheme, licensing the property if it is a house in multiple occupation, and carrying out Right to Rent checks in England.
  • You will not charge fees prohibited by the Tenant Fees Act 2019.
  • You will not discriminate against anyone on grounds protected by the Equality Act 2010. Adverts refusing tenants on benefits, or excluding people by race, sex, disability, religion, age, pregnancy, sexual orientation or gender reassignment, are not allowed here.

We are not responsible for checking any of this, and saying it here does not make us your adviser. If you are unsure what applies to your situation, take advice — the consequences of getting it wrong fall on you.

5. Acceptable use

Do not use Rooms.net to:

  • Defraud anyone, including by advertising a room that does not exist or that you cannot let.
  • Ask for money before a tenant has seen the room and agreed to take it.
  • Harass, threaten, abuse or impersonate anyone, or post anything obscene, hateful or unlawful.
  • Advertise anything other than a room or a genuine request for one.
  • Collect other users' details for your own purposes, whether by hand or by scraping, or use the service to send unsolicited marketing.
  • Interfere with the service, probe it for weaknesses, or try to get at data that is not yours.

6. Content you post

What you write and upload remains yours. You give us permission to host, display and distribute it so that the service can work — showing your listing in search results, for example, or delivering your message to the person you sent it to. That permission ends when you remove the content or delete your account, except where we have to keep something for the reasons set out in our privacy policy.

Only post content you have the right to post. Do not upload photographs you did not take or do not have permission to use.

7. Reporting something

Every listing and conversation can be reported. If you see a scam, an abusive message, a discriminatory advert or anything else that breaches these terms, report it — we review reports and act on them, which can mean removing a listing, or suspending or removing an account.

If you feel unsafe or believe a crime has been committed, contact the police. If someone is in immediate danger, call 999.

8. What it costs

Rooms.net is free to use. There is nothing to pay and we do not ask for card details. If that changes, our pricing page will say so before anything else does, nothing will become paid retroactively, and we will not start charging you without asking.

9. Suspending or closing an account

You can delete your account at any time, from the app or from the site. What happens to your data is set out in the privacy policy.

We may suspend or remove an account that breaches these terms, that we reasonably believe is being used fraudulently, or where we are required to by law. Where it is reasonable to do so we will tell you why and give you a chance to respond. If we have got it wrong, please contact us.

10. Our liability

Nothing in these terms limits liability that cannot lawfully be limited. That includes death or personal injury caused by negligence, fraud or fraudulent misrepresentation, and — if you are a consumer — your rights under the Consumer Rights Act 2015.

Subject to that: we provide Rooms.net as it is, we aim to keep it available but cannot promise it will be uninterrupted or error-free, and we are not liable for what other users do. We are not responsible for losses arising from a tenancy or arrangement you enter into with someone you met here, from the condition or legality of a property, or from anything you were told by another user.

We are not liable for losses that were not reasonably foreseeable when you started using the service.

11. Changes to these terms

We may update these terms. If a change materially affects your rights we will give you reasonable notice before it takes effect, and you may close your account if you do not accept it. Continuing to use Rooms.net after that means you accept the updated terms.

12. Law and disputes

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may also bring proceedings in your own courts.

If something has gone wrong, please contact us first. Most things are quicker to fix that way.
